The Energy Performance Certificate (EPC) is an official and mandatory document that determines the energy characteristics of a property.

The EPC rates the property with a letter, from A (the best) to G (the worst), and its function is to determine the energy cost of the property at the end of the month and the amount you will have to pay.

Energy performance certificates are prepared by qualified companies and technicians who analyse and evaluate all those elements that condition the energy consumption of a home or building, such as air conditioning and ventilation systems.

In Spain, having an energy efficiency certificate is a mandatory requirement when selling or renting a property.

Since 2013, this document has been mandatory for public buildings with a useful surface area of more than 205 square metres and which are regularly frequented by the public, as well as for properties that are sold or rented out.

The purpose of the EPC is to promote energy savings by visualising the efficiency of the building.

The result of the energy rating is of no consequence, as it is an informative and non-binding document. However, having a good certificate can be beneficial for owners, as it can increase the value of the property in case of sale or rental. In addition, having a good rating can mean a reduction of the electricity bill in the long term.
